It may be finally coming together: stable home prices, lower mortgage rates – and many more homes available.

Realtor.com reports that listings in January were up 65 percent over one year ago.

Even if prices and mortgage rates remain consistent, the increase in inventory means that home-buyers can be much more selective in their bidding.

One note: the increase in listings are due to homes already on the market moving much more slowly.
